Ground Maintenance

Our Spaces and Places Team have a Grounds Maintenance team that look after CCHA communal grounds, this could be on our estates and in most of our flat blocks. They provide a year-round service which includes 9 visits a year. 

The sites which currently receive grounds maintenance services are: 

 

You will receive seven visits through the Spring and Summer months:

APRIL – MAY – JUNE – JULY – AUGUST – SEPTEMBER – OCTOBER


During our Summer programme, we will focus on:

  • grass cutting
  • Weeding
  • Light pruning
  • Cleaning of hard surfaces
  • and any other necessary grounds maintenance.

We will visit your estate up to seven times during this period, with a view to visit once a month. There may be occasions when we are unable to carry out a visit one month due to weather conditions etc, but we will always make up for this lost visit on another occasion.

We aim to visit twice over the winter months: 

DECEMBER – FEBRUARY


During the winter visits, the team will be doing things such as:
 

  • Clearing leaves from paths and entrance ways 
  • Undertaking winter cutbacks on hedges and bushes 
  • Tidying up of beds and planting areas 
  • Removing over-hanging or low tree branches 
  • Removing weeds 

During the winter we aim to visit your estate twice to make sure that it is well-maintained over this period. However, this may vary due to weather conditions. 

Grounds maintenance costs are paid for through your service charges. A breakdown of the costs for your area is provided in your service charge statement. 

Soon after you have received a visit from the Spaces and Places Team, you will be sent a text asking for your feedback. We would be grateful if you could take a couple of minutes to let us know how happy you were with the service the team provided you with on that occasion.  We read all your feedback and this will help us to make any decisions on future services. 

A communal space is an area that is accessible for all. This includes shared spaces for flats, communal gardens or other open spaces across the estate. It includes open front gardens, but does not include closed or semi-enclosed front gardens. A closed or semi-enclosed garden is one that is solely for the use of that individual property. These do not form (and never have formed) part of the service charge. An example of an open front garden can be found below:

Communal Cleaning and Litter picking

Our Spaces and Places Team provides communal cleaning to a large number of flat blocks as well as estate litter picking. 

Each site has a different schedule, including how often we clean. Some sites get two visits a week, some weekly and others monthly. 

The work the team does depends on the needs of the block but in general the team will: 

  • wipe down and sanitise surfaces and touch points, including lifts and stair rails 
  • sweeping, mopping or vacuuming floors 
  • wiping down entrance doorways, including glass 
  • litter picking entrance pathways and parking areas 
  • checking bin stores 

The team will also check and report any repairs, fly tipping, safety concerns or items in communal areas. 

Some of our larger estates also receive a whole site litter pick. They will remove small items of rubbish and litter along paths and pavements as well as in open green areas.
